" *** CLOSING DATE 12 NOON, FRIDAY 6TH MAY 2016*** This excellent semi-detached villa has been extended to the rear and into the roof space to form a spacious and well presented three bedroom family home. It is situated in a popular area of St Andrews close to local schools and convenient for access to all amenities including the town centre with its shops, bars, restaurants, university, beaches and golf courses.
The property is presented in excellent decorative order with many fine features and benefits from gas fired central heating backed up with sealed unit double glazing throughout. Entry to the property is through the front door which opens into a vestibule and on to the hall. Here there is a large under stair cupboard and quality glazed doors which open to the lounge and to the kitchen. The lounge/dining room is a long room which runs from front to rear of the property with a large picture window looking to the front garden and glazed double doors which open to the sun room/family room which is to the rear of the property. The lounge has been recently re-carpeted and is very nicely decorated. The sun room is beautifully presented and floored with solid oak flooring and has several windows making it very bright. It is currently used as a family room/cinema and the home cinema system may be available by separate negotiation. There is a wall of cupboards to one end providing masses of storage. An archway opens from here to the kitchen which is beautifully fitted and has an abundance of wall and floor storage units and integrated oven and hob, microwave, fridge/freezer, dishwasher and wine rack. It is stylishly finished with solid oak flooring and tiled splash backs. A glazed door opens to the hall.
Also from the hall a staircase rises to the first floor, where bedrooms one and two and the bathroom are found. The bathroom is well fitted with a three piece suite comprising bath with over bath electric shower, a w.c and sink built into vanity units. It is lined with wet walls throughout and there is a vinyl floor. Bedroom one is to the front of the property and has a triple built in wardrobe with sliding doors. Bedroom two is positioned to the rear and therefore south of the property and so it enjoys masses of natural light. At this level on the landing there is a large cupboard. From the landing a further staircase rises to the loft conversion. This is currently used as a study but is more than suitable for a third bedroom with a wall of built in wardrobes and natural light provided by a south facing velux window.
The property has very well presented gardens. To the front it is laid out with stone chips and a hedge divides it from the street.
