" A fine, characterful and charming detached family home situated within a convenient position for access to Epsom town, the villages of Ewell and Cheam and also a convenient position for mainline stations to the capital. The ground floor of the property which comprises a reception hallway with double doors opening onto a dining room which has fabulous views to the front aspect from the bay window. This opens to a sitting room which has the focal point of a delightful fireplace and an aspect to the side. The principal drawing room has double doors, leading directly to the rear garden, and an open fireplace. A bright, airy feel is provided by the front aspect. The kitchen has a range of wall and base units with a light cream finish and granite work surfaces running through and is part open to the breakfast room which has fine views over the rear garden. A door leads directly out to the garden room/conservatory. From the hallway a turning staircase leads to the first floor where the principal bedroom suite has a bow window, a selection of fitted wardrobes and cupboards and an adjoining spacious en-suite bathroom which features a free standing roll top bath and generous walk-in shower. There are two further bedrooms to the first floor and a family bathroom. A further turning staircase leads to the second floor where there are two further bedrooms with aspects out to both the front and rear of the property.

Situation
The property is located on the borders of Banstead, Epsom, Ewell and Cheam. Nearby there is comprehensive shopping including Waitrose, Marks & Spencer food store, restaurants, pubs and coffee shops. Communication by road is excellent with the A217 giving access to the M25 at Reigate (J8) about 5 miles away. Central London by rail is approximately 50 mins from Banstead station, 25 mins from Sutton station 30 mins from Epsom station and Ewell East station which is just a few mins walk from the property offers a regular service to London 40 mins.
