" This cottage in the popular village of Hersham has been my home for the past 20 years, and in that time I've made considerable improvements - fitting a new shower ensuite, a new bathroom, new downstairs toilet, new kitchen, new boiler โ€“ the list goes on!
It's within walking distance of the local schools: Bell Farm, Rydens, Cardinal Newman, and Burhill, and there are also several playgroups in the area. From a child's point of view the nicest thing is that the back gate is only a few yards into the recreation ground, with excellent play facilities and a splash pool, as well as tennis courts and plenty of room to walk the dog. Waitrose and the Hersham shopping centre are about a 10 minute walk away. Hersham Library is opposite.
All the rooms are double glazed, with locks, and the outside front of the house has been weather-proofed. There is a neat front garden and Albany Road has no parking restrictions.
Inside, there are three reception rooms downstairs, plus a kitchen, downstairs toilet and a utility/larder area. The sitting room has French doors leading on to the garden, with a separate back door from the kitchen side. The two rooms at the front of the house have working fireplaces.
Up the stairs are two landings. Turn left and you come to two bedrooms with fitted wardrobes, one having new laminate flooring. Both rooms will take a double bed. In between is a small room suitable for an office/study, with access to a large loft that runs the length of the house. This loft is fully boarded with lighting.
Turn right, and you come to a larger landing with two more bedrooms leading off, that both overlook the garden. Again, both will take a double bed, with the larger of the two having an ensuite shower and fitted wardrobes along one wall. The smaller bedroom also has a fitted wardrobe. The bathroom is in wood and white with plenty of shelving, and the landing houses the hot water tank, boiler controls, and a very useful airing cupboard. This second landing also has a loft which houses the cold water tank. It is boarded with lighting.
There is gas central heating throughout and the house is connected to 3 different broadband providers! The house uses a water meter which is just outside the front garden.
The back garden has access through large wrought iron gates to a small slip road which serves the houses and the recreation ground. There is plenty of parking in this road, and the garden itself has hard standing for two cars. The garden is full of mature trees and shrubs, with several 'rooms' for different purposes. Included in the price are two sheds, one metal and one wooden, and there is a very useful covered area to the side of the house for all sorts of storage. We have a daffodil lawn, a rose collection, and a beautiful bay tree that makes for an ideal climb!
A great feature of my property is a chalet building which provides an excellent space for working, or as a playroom or hobby room. It has light, electricity and a water supply and could be made quite self sufficient if necessary. What's not shown on the floor plan is that it also has an upstairs โ€“ it's fully carpeted throughout with a window, lighting and electricity! A perfect little home from home.
