The Property
26 Birch Covert comprises a well presented semi-detached house, which was constructed in 2004 by Ashwell Homes and is situated in a popular residential area on the northern edge of the town. The entrance hall has a staircase rising to the first floor and doors to the cloakroom, sitting/dining room and kitchen. The sitting room has double 'French style' doors leading out onto the garden and is spacious enough to accommodate a dining table. The kitchen has been refitted in recent years and comprises worktops with drawers and cupboards under, a range of matching wall units, ceramic sink with mixer tap, four burner gas hob with extractor hood over and electric oven under, plumbing for a washing machine, space for a fridge/freezer and tiled floor. On the first floor the landing has an access trap to the roof space and doors to two double bedrooms and a bathroom. The master bedroom has a window to the front elevation, a built-in double wardrobe cupboard and an airing cupboard housing the insulated hot water cylinder. The second bedroom has a window to the rear elevation and overlooks the garden. The bathroom comprises a panelled bath with power shower over, pedestal wash basin, WC and heated towel rail.

Outside
There is small front garden which is laid to lawn with a paved pathway leading the the front door and along the left hand side of the property where a timber gate provides access to the rear garden. A paved terrace extends along the rear of the house with double 'French style' doors leading out from the sitting/dining room and providing a useful space for 'al fresco' dining. A low brick retaining wall encloses the terrace which leads onto the remainder of the garden which is laid to lawn and enclosed partly by a timber boarded fence and partly by a brick wall. There is a useful timber shed providing storage and allocated off-road parking.

From Diss take the A1066 to Thetford. Take the third exit at the first and second roundabouts and continue onto the Norwich Road. Continue straight over the mini roundabout and take the next right turn before turning right again at the Tesco's Supermarket. Bear to the left and take the third left turn into Sycamore Covert. Continue to the end of the road and turn right where the property will be found on the right.
