" Believed to date back to the 19th Century this detached, double fronted, period Grade II listed town house and its former shop. An integral two-storey building on the side by the driveway is known historically as the Halesworth Tent & Sail Making shop. With many original features and a wealth of exposed frame work, stud work and planning permission obtained for full residential use of the former shop area, it has been renovated throughout and modernised by the current owners and would serve as a multi generation family home and place to work from home.

The Property
Stepping from Chediston Street through the front door you are greeted by a wealth of period features
including exposed timbers and stud work. This substantial detached home boasts many reminders of its previous history as one of Halesworth's oldest family run shops with the attached turn of the 20th century tent and sail making building. The current owners purchased the property in 1996 and have undertaken considerable renovation and modernisation whilst carefully cherishing conservation and have obtained planning permission and listed building consent to achieve full residential use of the whole premises. Walking from the reception room with its period fireplace through to the dining room there are views into the courtyard section of the private gardens and floor access down to a cellar currently used for storage. The dining room serves as internal access to all parts of the present house. A door leads to the kitchen/breakfast room which has double French door access to the courtyard and on through to the large conservatory living space which itself has similar access to a smaller patio garden. The final area in this part of the house is a utility room with sink, washing machine plumbing, separate WC and door to the patio garden.

Taking the stairs from the dining room up to the first floor you are presented with an open landing giving access to three of the bedrooms and the family bathroom. The bathroom features WC, wash hand basin, bath and separate corner shower cubicle. The master bedroom is very generous in size and has a feature fireplace. A loft void to its rear aspect would make an excellent area to create an ensuite. The second floor bedrooms are of a good size and both have windows to the side aspects.

Outside
A long gravelled driveway leads off Chediston Street, past the access to the study/ hobby room to double timber gates and on to the large gravelled parking area. On your left by the house is a paved courtyard terrace enclosed by house walls on three sides and on the north side by the south facing glazed timber plant room with a polycarbonate roof. A private patio is found in front of the conservatory French doors. Down the plot is the large lawned garden and planted areas which are enclosed by full height panel fencing. Nearer the house are four other sheds and pet housing.

Location
The property is situated in Haleasworth, an historic market town steeped in the history of brewing, malting and agriculture with an interesting mix of old and new buildings. The town provides many independent shops, public houses, restaurants, doctors, vets and a supermarket. It has a thriving centre of arts for the community called The New Cut which is used as theatre, cinema, exhibitions and workshops. There is a train station with links to London Liverpool Street.
