" Your search for a modern home with ample space and 4/5 bedrooms is over. This small estate just off Beckside is ever popular and no wonder. You'll enjoy peace and quiet with your family and yet be well placed for the newly opened Flemingate Centre, leisure centre or town centre.

There's very often a compromise with modern properties but this is not the case here. All rooms are very well balanced in size and you really do feel like you are getting a lot for your money.

A block paved driveway to the front provides off road parking for 2 cars side by side and there's also an area laid to lawn to the side.

Into the hallway and you're greeted with low maintenance laminate flooring - always a plus where families are concerned.

You'll notice a downstairs cloakroom to your right - another big plus.
Also off to the right is the doorway to the integral single garage making it very accessible and no wonder then that it is used in part as an overflow store room.

The lounge is to your left. This bay windowed room is very generous in size and has an attractive modern gas fire. The outlook from the bay window is of one of Beverley's beautiful churches - St Nicholas.

Next left is the dining room. This is a real bonus as although there is room for a table and chairs in the kitchen for every day dining it's good to know you also have space for more formal dining when the occasion arises.

Towards the rear of the home is the kitchen diner. Double doors open out from the dining area into the conservatory which you will find very useful when visitors call and you need to free up a little more space for everyone.
There's also a useful utility, with matching cabinets and an additional sink/drainer. This provides essential extra storage space, housing for the washing machine and also access to the side of the house.

You can step out into the rear garden directly from the double doors of the conservatory.
South facing it really is a sun worshippers paradise. Fenced all round and laid mainly to lawn with mature borders full of assorted bloom it is the perfect place for adults to relax and children to safely play.

Stepping up to the first floor you will be amazed at the size of the landing area - you could choose to use it for extra storage or just enjoy the space.

There are three double bedrooms off here plus a single that would work equally as well as a home office if you really don't need 5 bedrooms in total.

Also on this floor are the family bathroom and the luxury of an en-suite shower room to the main bedroom.

Up another floor to the fifth bedroom. This fabulous sized room enjoys a good deal of light thanks to the Velux windows. You can spread out and enjoy the space in here. Again this is a multi purpose area. There's scope to add an en-suite if desired and make this into your very own suite. Alternatively, if you don't need it as a bedroom then you could turn it into a games room or hobby room - the choices are endless.

So could this be home to you and your family?
It's certainly got plenty of room for you all to spread out and enjoy your own space.
It's in the catchment area of Beverley High School for Girls and Beverley Grammar School for Boys.
The younger members of your family will enjoy a wander down the Beck with you to feed the ducks whilst the older ones have the independence to take themselves off to the nearby leisure centre or cinema complex.
