" A most unique property situated in Merrivale, a popular and sought after area just a quarter of a mile to the south of Ross town centre. The property is a semi-detached bungalow, which would benefit from some works to modernise and transform the property although it does already benefit from PVCu double glazing. Internally, the accommodation currently comprises entrance hall, good size lounge, kitchen with additional room off, two large bedrooms and a bathroom. There is the scope to re-fit the kitchen and possibly re-locate the bathroom to the room adjacent to the kitchen thus creating an extra third bedroom

(as shown on the second floorplan). Externally, the property stands in a good size plot although almost all of the external landscaping is laid to tarmacadam and the appearance of the property would be much improved if this was removed and replaced with a mix of soft and hard landscaping. The property has the additional benefit of a drive which provides off road parking as well as access to the good size garage and adjacent enclosed yard. The final item which would completely alter the appearance of the property if it were altered is the roof.
