This is a superb family home in a sought-after location. It has a recently-fitted kitchen and re-fitted bathrooms and is immaculately presented throughout.  The outdoor space is well thought-out with a safe, enclosed rear garden, double garage and off-street parking.

The Setting

New Mills is a sough-after location within Ledbury: it is a great place to bring up your family, with just a short walk to the primary school, playgrounds in easy reach and this property is just around the corner from a large ‘village green’. John Lee Road provides a short walk to the railway station which has links to Hereford, Worcester, Birmingham and London.

The High Street and the secondary school are also within walking distance.
Ledbury has doctors’ surgeries, independent retailers, pubs, restaurants, two supermarkets and a theatre. It is a lovely town in its own right and offers easy commutes to Hereford, Worcester, Gloucester and beyond.

The Property

Entrance Hall – a part-glazed door opens into the entrance hall which has hardwood flooring and space at the entrance for boots and shoes; further storage is available under the stairs.

Bedroom 4 – the smallest bedroom in the house, yet still space for a double bed and wardrobe.

Outside

At the front of the house, there is path across a small lawn and a flower border. To the side is the entrance to the parking area, with double gates for security. There is also a double garage with up and over doors.

A side gate leads through to the west-facing patio which provides a lovely space for entertaining, particularly in the afternoon and evening. The lawn extends to the end of the garden and behind the garage, creating an ideal space for larger play items.

Young trees planted at the end of the garden blend in with the mature trees beyond the boundary which provide a feeling of seclusion in the garden. The trees ensure that the garden is not overlooked from the rear.
