" A substantial former Rectory in an idyllic rural hamlet 8 miles west of Hereford. With beautifully proportioned and elegant five bedroom accommodation plus 2000sq ft of converted cellars - perfect for working from home, annexe or hobbies. Introduction This superb family home was built in a Georgian style in 1835 as the Rectory for the village. It is not Listed, and retains a wealth of original features throughout. After falling into disrepair It has been meticulously restored by the present owners over the last 35 years including a new roof, oil heating, electrics, conversion of the substantial cellars into additional accommodation, plus decor and flooring. A beautiful mature and well stocked garden has been created in the 1.2 acres of grounds and there is ample parking for 10+ vehicles and a large double carport with storage area, built in reclaimed brick with a hipped slate roof to complement the house. The location is in a small rural hamlet 8 miles west of Hereford with easy access to Hereford, Hay and Brecon.

With four elegant reception rooms, a family kitchen / breakfast room with Rayburn, utility / cloakroom, 5/6 bedrooms, 4 bathrooms plus a large converted cellar that has been successfully used for office premises but would also lend itself for additional accommodation, a separate annexe as there is already a kitchen area and cloakroom or for hobbies / games rooms. The side and rear garden are accessed via huge wooden gates with reclaimed brick pillars ensuring this area is really private. It faces east and south with level, well tended, edged lawns and in the corner is an incredible Cedar of Lebanon with a super children's swing. Underneath the canopy is a large wooden shed and storage perfect for your mower and garden tools and woodstore. There is a lovely raised sitting area giving a splendid view of the garden and a wooden arbour. The garden is bounded by brick and stone walls and a walled ha-ha, there are numerous paved and gravelled seating areas and paths, and beautifully stocked borders providing colour and interest throughout the year and ensuring you can always have cut flowers for the home. Location The quiet, rural and sought after hamlet of Byford is made up of a variety of period cottages and houses set around the village church. There is an active local community with an annual village f?te and other social activities.
Local services are available at nearby Staunton on Wye with an excellent village school, doctors surgery, village hall and public house together with a church and the well known Oakchurch farm shop. The larger villages of Weobley and Credenhill provide additional facilities with the cathedral city of Hereford (8 miles) providing road and rail links to other parts of the country as well as an extensive range of shopping facilities.
