Charming Grade II property with annexe, outbuildings & 10 acres of land approx. set in beautiful countryside. The detached annexe can be used or a variety of uses.

Property Details

White Haywood Farm is a Grade II listed property and is set in a stunning location in The Foothills of The Black Mountains. It has a Barn Conversion providing further ancillary accommodation, previously a Restaurant and Holiday Accommodation. Prospective buyers should contact the Planning Authority for advice. The property has great potential with approximately 10 acres of Land. The BarnAnnexe can be used for residential or commercial purposes. Pre application advice in 2022 identified that the BarnAnnexe could be used as a holiday let, commercial or business use alongside its use as an annexe and does not require additional permissions. The current owner uses the barn as additional residential accommodation to the house. The previous owners had a successful restaurant in the barnannexe and had a letting unit. Hay on Wye is renowned for its Literary Festivals and known as the book capital of the world. Hay on Wye has many independent shops, galleries, restaurants, and pubsbistros. The Historic Castle has been restored and opened to the public and well worth a visittour.The Grade II Listed Farmhouse dates back to the mid 17th Century and is of traditional stone construction, retaining original period features including flagstone floors, plank and muntin partitions and inglenook fireplaces. There are also leaded windows and a wealth of exposed beams. The Farmhouse is accessed via a porch which leads into the Hallway. To the right is a Sitting room, which has previously been used as a bedroom, with an adjacent shower room and further room (previously used as a separate entrance). From the Hall, a set of steps lead up to another Bedroom. The Kitchen, which has been recently fitted, offers a wide range of wall and base cupboard storage, work surfaces, an inglenook fireplace containing an oil-fired Rayburn and a large island which enjoys views from the window to the garden. A doorway leads into the formal Sitting Room which features an attractive inglenook fireplace with wood burning stove. There are windows to the front and French Doors open out onto the garden. The Dining Room is approached from the Sitting Room and has windows to the side. A further door leads into the Former Kitchen which is currently used as a Utility Room with plumbing for a washing machine, sink and further cupboard storage and worksurfaces. Adjoining the Utility Room is a Boot Room with a door to the outside.From the Sitting Room an additional door leads to a downstairs Bathroom with panel bath and shower over, wash-hand basin, toilet and a window. A stone staircase next to the inglenook fireplace, leads to the First Floor Landing which provides access to Three bedrooms and a Bathroom.
The AnnexeBarn is a barn of stone, timber and tiled roof construction. This is currently used as ancillary accommodation to the main property. The Barn has a Kitchen with a door opening into the Main Reception Area which is of size. There is a doorway leading out into two washrooms with separate male and female facilities and a disabled shower room. From the Main Reception Room, a set of steps lead downstairs to an En suite Bedroom with a separate door to the outside and another door leading into a Small Hallway with an independent door to the outside and another set of steps which give access to another En suite Bedroom on the First Floor.
