" Located on one of Beaconsfieldn++s premier and well know roads just 0.4 miles from the railway station, is this charming and characterful detached family home.

Sitting on a generous plot of over 0.29 acres, we believe the property offers tremendous scope for expansion and further development (STP). Our clients have already obtained historical planning permission to extend the house and this can be viewed online on the South Bucks planning website.

The current house offers accommodation over two main floors and extends to over 2,000 sq. ft, including an integrated single garage.

The property, which we understand to have originally been built in the 1930's, retains a number of character features and general presentation is good.

On the ground floor, upon entry, you are greeted in a spacious 17' hallway, with an attractive staircase to the first floor as well as access to the main reception spaces. The formal sitting room runs the depth of the house and offers aspects to both the front and rear of the house. There is a separate dining room to the front of the house as well as a kitchen breakfast room at the rear. A guest cloakroom and utility cupboards conclude the ground floor.

Upstairs, a central landing provides access to four bedrooms. The master bedroom benefits from an en-suite shower room and there is a further family bathroom to service the remaining bedrooms.

A great family home, in a great location with a generous plot with potential for expansion. Early inspection recommended.

Situation
The house is situated on Beaconsfield's premier road of individual detached houses about 0.4 of a mile from Beaconsfield's shops and the mainline railway station (service to Marylebone approximately 30 minutes), while the old town offers a wide selection of pubs and shops. Access to Junction 2 of the M40 is about 2 miles which connects with the M25 and main motorway network. Heathrow, via the M25 and M4, is about 15 miles distant. The area is well renowned for excellence in both state and independent schools with several options available for all age ranges.

Outside
The front area is mostly gravelled driveway, providing off street parking for several cars and is accessed via an 'in and out' entry. The rear garden has a section of terrace at the back of the house, with feature curved patio. The remaining garden is laid mostly to lawn and extends to around 140' from the back of the house. There is also an external store.
