DESCRIPTION
Dating to the late 19th Century, this Grade II listed house was originally designed for Lord Rothschild, probably by William Huckvale.

At first glance, the house presents itself simply as an attractive, but perhaps n++typicaln++ Rothschild property. But stand outside for a moment, look up, and you will see the beautiful architectural features that in fact make it something of a work of art.

Designed in Jacobean style, this highly ornate house has steep roofs, black and white timbered elevations, and tall, red brick chimneys. Original, hand-carved oak pilasters adorn the first floor and the porch, while twin gabled wings protrude in a V-shape from the front elevation.

Inside, the entrance hall runs the entire depth of the house. From here, a window to the rear gives the first glimpse of the beautifully landscaped gardens beyond. Original, paneled pine doors provide access to the reception rooms, kitchen and a large bathroom.

The sitting and dining rooms occupy the twin V-shaped wings at the front, each with open fireplaces. The kitchen has fitted cupboards and units finished in oak, while a dark green n++Stanleyn++ range cooker takes pride of place.

Upstairs, there are three bedrooms, plus a large, walk-in airing cupboard. The master bedroom enjoys countryside views, has an en suite shower room and features a cast iron fireplace. Bedroom two boasts a matching fireplace; bedroom three an attractive vaulted ceiling.

Outside, the property enjoys a stunning plot of over a third of an acre. The beautiful, landscaped garden is laid to lawn and well stocked flower beds, shrubs and trees flank the perimeter. Four mature silver birch trees are grouped to the centre, and the large rockery enjoys a Westerly view. The original brick-and-flint wall stands proudly to the East boundary, while to the West there are beautiful views over some 250 acres of Tring Park countryside. There is a large, cobbled terrace immediately adjacent to the house, with the overhang of the buildingn++s first floor providing both a little welcome shade from the sun, or shelter from the rain, depending upon the Great British weather.

A sweeping gravel driveway provides parking for numerous cars, and leads to a detached double-length garage. Built in the style of a barn, the garage has power and lighting.



SITUATION
London Lodge is situated in a tucked-away setting, yet conveniently located for easy access to the town centre, A41 and mainline train station. Located on the edge of Tring Park, the property enjoys far reaching views over some 250 acres of parkland and woodland, in an Area of Outstanding Natural Beauty.

Tring itself is a pretty market town on the edge of the Chiltern Hills, mentioned in 1086 in the Doomsday book. The town offers a wide range of recreational facilities, including a branch of the Natural History Museum, the Grand Union Canal, and various sporting activities. Local shopping facilities are within walking distance and include a selection of independent boutiques, plus larger chains such as Tesco and M&S Simply Food. Nearby Berkhamsted offers a further range of facilities, including Waitrose.

Buckinghamshiren++s County Town, Aylesbury, is around 7 miles and boasts a multiplex cinema, shopping centres, and a recently completed n++42 million theatre.

The area boasts some excellent educational facilities, including Tring School which is around a five minute walk. For those wishing to use the independent sector, Tring Park School for the Performing Arts and Berkhamsted School both have superb reputations.

For commuters, Tring station provides a regular train service to London Euston in around 40 minutes. Road links nearby include the A41, which provides dual carriageway access direct to the M25 (J20). Junctions 8 and 11 of the M1 can be accessed at Hemel Hempstead and Dunstable respectively.
