" DESCRIPTION
The cottage dates from 1908 and is located in a prized, quiet street, atop the pretty village of Quainton. Many improvements have been made to the property in recent years including the installation of a damp course, a combination boiler, double glazed timber windows and doors, a traditional cottage style kitchen and a refitted bathroom and additional shower room. The elevations are part render part brick under a slate roof with sash windows and the interior is elegant and beautifully presented.
At the entrance is an oak door with double glazed panels, and this opens into a lobby containing the staircase.
In the spacious sitting room are oak floorboards, an understairs cupboard, a ceiling beam and a woodburning stove, the front aspect is a double glazed wooden sash window. At the back of the house is a kitchen cum dining room, in which the kitchen area was completely refurbished and rewired 4 years ago. It has units with cream coloured timber doors and drawers (all soft close) and dark oak worktops. Integrated appliances include a dishwasher and fridge, double oven and a ceramic halogen hob that has a stainless steel extractor hood above. There is a porcelain floor and the room has downlighting and a part vaulted ceiling with a velux window. Doors from the rear and side lead out onto the decking.
The bathroom has a white -Victoriana- suite with wc, wash basin and bath, over the latter are both a hand held and overhead power shower. The walls are tiled, the floor, once more porcelain, and half the ceiling is vaulted.
Upstairs on the first floor is a double bedroom with wardrobes built in along one wall, and a single bedroom with a fitted bed that has storage below it. In between the two is a shower room that has a white suite, panelled walls and downlighting. The loft room has a colour washed panelled ceiling, under eaves storage, exposed timber and brickwork and two velux windows that enjoy wonderful elevated views.

Outside
At the front is block paved off street parking for 2 vehicles. Down the side is a workshopshed that has a wooden floor, a range of cupboards, a worktop, power and lighting.
Beyond that and again to the side of the house is the boiler room with plumbing and space for a washing machine.
There is a decked terrace and balustrade to the rear and more runs down the side providing extensive seating areas, steps lead down to a lawn with a border of flowers and shrubs. At the bottom of the garden is a covered storeloggia and a wooden denworkshopoffice on a concrete base that has a laminate floor, 2 windows, power and light. The whole area is private and fully enclosed by timber fencing.
