" Pickade House is a substantial 5 bedroom country home originally constructed around 1910 with later editions in the 20`s and 60`s, offering fabulous versatile living space and a lovely blend of character features with a contemporary interior. The property is situated at the foot of the Chiltern Hills in secluded grounds, enjoys good transport links and is offered `For Sale` with no upper chain.

On the ground floor the front door leads from the porch and opens to a bright hallway. The living room enjoys a brick fireplace with inset log burner and natural wood floor, the kitchen/family room boasts a Bespoke kitchen finished in Oak with Granite work tops, Butlers sink, Mercury appliances and Range cooker, the kitchen is part open plan to a family room with original fireplace. There is a good size dining room again with original fireplace and natural timber floor, a playroom, study, a Victorian style cloakroom and generous utility room with central heating boiler (replaced approx. 6 months ago).

Situation
Great Kimble is a sought-after village at the foot of the Chiltern Hills and situated close to areas of outstanding natural beauty. Within the village there is a public house, a primary school and train station. The market town of Princes Risborough is within 3 miles and Aylesbury 5 miles. There are numerous countryside walks and bridleways in the area.

There is easy access to the M40 motorway (Junctions 4 or 6) and for the commuter a halt at Little Kimble gives access to Princes Risborough station which provides a mainline service to London, Marylebone in approximately 36 minutes.
