" Set within the villageβ€˜s conservation area, this cottage is an absolute gem. It is well maintained and the layout is makes the best use of space and light with large windows and higher ceilings than one might expect from a period property such as this. Entry is gained either from the road or from a door to the kitchen at the rear, via a covered passage to the side of the house. The galley kitchen has a window overlooking the garden at the end and it is fitted in the Shaker style. Integrated units include a washing machine, a fridgefreezer and a Bosch oven with a gas hob. Measuring 20β€˜ by 12β€˜, the open-plan sittingdining room is quite delightful with a feature fireplace and brick surround, perfectly in keeping with the architectural style of the house. Bookshelves and a fitted cupboard beside the fireplace add to the charm. Rising to the first floor, there are two bedrooms; a decent sized double with stripped wooden flooring and a smaller bedroom which could also serve as an office. They are both served by a fairly large contemporary shower room with underfloor heating and modern sanitary ware. It is a walk-in shower with a &quote;rainfall&quote; head and there is handy storage cupboard next to the heated towel rail. The loft is partially boarded and is accessed by means of a drop-down ladder.

Situation
The property is located on a highly desirable no-through road terminating with the church and school. It is well placed to take advantage of all that the village has to offer including a supermarket and a variety of specialist shops. The village also offers international dining with Thai and Indian restaurants plus the popular Fanfan pizza restaurant. The station is less than half a mile distant and offers a service to London Marylebone in approx. 40 minutes whilst Amersham
