A well-proportioned family home, offering the new owner flexibility of space. The property briefly comprises; entrance porch leading to a light and airy living room, separate dining kitchen with conservatory extension providing views into the rear garden. To the first floor, there are three bedrooms and a modern family bathroom. Externally there is a private rear garden and to the front there is ample off-street parking.

The property is situated close to primary and secondary schools and within easy walking distance of Knaresborough where there are excellent shopping, dining and recreational facilities together with a train station servicing mainline links. The town centre by-pass offers quick and convenient access to the North-South A1M.

Internally the property is accessed into a front entrance porch having a uPVC double glazed front door with surrounding casement windows. An integral door leads through to the living room with a double glazed front elevation window as well as a side elevation window and staircase leading to the first floor. The lounge leads through to an open-plan  kitchen diner and conservatory extension which is great for entertaining family and friends. Knaresborough sights in the town include the remains of Knaresborough Castle, the Courthouse Museum in the castle grounds, Mother Shipton's Cave, the House in the Rock, St Robert's Cave, and the railway viaduct over the River Nidd. Knaresborough has five primary schools and one secondary school; King James' School. There is a further education college in nearby Harrogate and universities in Leeds and York. The town has a two-storey library on the Market Place. The town has a large supermarket Lidl, as well as smaller supermarkets in the town centre. The St. James retail park on the outskirts of the town, off Wetherby Road, has a number of retail chain units. The town has 15 public houses, a wine bar, two working men's clubs, and several restaurants. The town also has a small public swimming pool. Knaresborough is served by Knaresborough railway station, on the Harrogate Line between Leeds and York. The town is 4 miles (6.4 km) from junction 47 of the A1(M) motorway (Great North Road), and on the A59 which links York and Wallasey. There is also Knaresborough bus station providing regular services to the surrounding towns.
