" If you are a fan of wonderful Knaresborough and have always wanted to be able to walk to all the amenities of this fantastic North Yorkshire market town, this home is for you.
It is very rare to find a three double bed property over three floors with all the modern facilities, coupled with charm and character, so close to the town centre.

When you enter the front door the quaint hallway gives the choice of right to the fantastic breakfast kitchen or left to the cosy living room, or indeed the stairway straight ahead to the two upper floors.

The living room, with character exposed beams and quality laminate floor has ample space for two sofas. The room's charm is enhanced still further with the gas effect stove inset in the chimney breast, on a stone hearth, with arched stone heading over. Imagine the cosiness in the winter months, curling up on one of the sofas, perhaps watching TV or maybe having friends round.

The kitchen breakfast room is perfect. Modern, yet retaining character with exposed beams and engineered real veneer flooring, cream units with chrome handles and dark wood effect worktops. An electric oven is integrated, with four ring gas hob over and a really useful stainless steel splash back panel behind the hob to ensure easy wipe down after a marathon cooking session. The single bowl stainless steel sink comes in handy for the washing up afterward. Not only is there space for free standing appliances, but you also have a utility/larder area where you can site the freezer and/or condenser drier. This kitchen has also been cleverly designed so the recess area accommodates a table and chairs, especially for those breakfast get togethers, where at least one person is ignoring the other while reading the newspaper. Finally, the rear door from the kitchen leads out the small rear yard area.

The upstairs will not disappoint either. On the first floor is the excellent house bathroom, unusually large for a character property. The bath is a key feature, low down in a recessed archway, providing even greater relaxation, and hiding away the overhead electric shower. The dark wood laminate floor complements the blue half height paneling wonderfully, giving the unique cottage feel to this room, with plenty of light from front and rear windows. Still with enough room for a large wash basin and WC, and even a chair or two, this room charm personified.

The master bedroom on the first floor is equally characterful. The cottage feel is continued with a feature cast iron decorative fireplace in the chimney breast and wooden shutters over the rear window. As you would want in a master bedroom, there are built in double wardrobes yet enough space for both the double bed of course, and drawers or dressing table, whether at the wardrobe end or the recess beside the chimney breast.

On the second floor, two more double bedrooms and a guest WC. So, what will your thinking be? A guest room up here, a study or work room perhaps? Maybe the bedrooms or playroom for children. So good to have the choice. The second double room has two built in wardrobes, and like the master bedroom on the first floor a feature decorative fireplace, but also a curved ceiling to the front window adding more charm. Plenty of room for a double bed if that is the use for this room, and there is space in the recess to the side of the chimney breast for drawers or shelving.

The final bedroom on the second floor also accommodates a double bed and has an ideal recess for a small office desk and chair for your computer work, or possibly gaming if you prefer.

Lastly on the second floor is the guest WC. Or will it be yours if you work up here drinking endless cups of coffee? This is also a large room comprising WC and wash hand basin, not the tiny guest WC you may associate with a cottage.
