Set in its own grounds, is this detached bungalow, offering a well presented family home, in a sought after village of Emley Moor. The bungalow enjoys gardens mainly to the rear and benefits from an oil fired central heating system, double glazing and a large garage. Location

Emley Moor is situated to the east of Huddersfield and is approximately 7 miles away. Emley Moor itself is an area just outside of Emley village, where there is a local convenience store. There is also a farm shop. Many local people use the facilities of Lepton, where there is a local bakery, doctors surgery and schools. In Waterloo there is a variety of take-a-ways, small shops and Morrisons supermarket. An advantage of living in the area is the access via Flockton to the M1 motorway, which provides access to the motorway network and surrounding towns and cities. The railway station, is situated in Huddersfield itself which provides access to surrounding towns.

Standing in attractive gardens, is this substantial, detached, four bedroom, bungalow which offers buyers spacious accommodation. The property has oil fired central heating and double glazing. To one side, the adjoining garage is a larger than average size. The accommodation comprises an entrance porch, with a door opening up to the main hallway area, which runs through the centre of the bungalow. The lounge features sliding patio doors, overlooking the rear garden and there are two double glazed windows to one side. The kitchen has a range of units, with work surfaces above. There are four bedrooms and bathroom which has been modernised. The bathroom features a corner bath and shower cubicle. Outside, there is a driveway to one side and leads to the garage, there is also access past the garage to the rear garden which is mainly laid to lawn, with tall trees and an area in need of cultivation.

Travel out of Huddersfield along the Wakefield Road (A629) and continue through the suburb of Waterloo, as if travelling out of town. Follow the road travelling towards Grange Moor and travel past the Highlanders Sports Clubhouse. Take a right hand turn onto Paul Lane signposted Emley. Continue along this road which leads into Emley Moor itself and at the crossroads take a left hand turn onto Windmill Hill Lane, where the property is situated on the left.
