" Situated on the stunning Peper Harow Park Estate, a Grade II-listed stately home built in the mid 18th-century and with beautiful gardens designed by Capability Brown.This extended and beautifully modernised semi-detached house is at the end of a private drive. Once part of the estate, the 12 semi-detached cottages along Park Avenue were believed to have been constructed as staff quarters when it was a school. In more recent years the property has been extensively modernised and extended while retaining much of the original character. With a delightful southerly aspect, the house looks out over the surrounding open countryside including a tributary of the River Wey below the front garden. There are two reception rooms, one with an open fire, and the other having space for a study area. The delightful open-plan kitchen has been extended and updated to include a spacious living area flooded with natural light by way of Velux windows and large sliding doors to the gardens. The kitchen comprises a number of wall and base units including a central island and larder cupboard, with an integrated fridge/freezer, double oven and electric hob. This part of the house has under floor heating.

The four well proportioned bedrooms are arranged together around a spacious landing and the master bedroom includes a dressing area and en suite shower room. The rooms at the front have wonderful views over the adjoining farmland.

Situation
Park Avenue is a peaceful private road situated to the rear of Peper Harow Park, with stunning views across the surrounding countryside. The rural setting benefits from readily accessible footpaths including the Pilgrim's Way, the River Wey and nearby the common areas of Hankley, Puttenham and Thursley Nature Reserve. Amenities can be found nearby at Shackleford, where there is a Post Office and public house, with more extensive shopping and services available at Milford (3.3 miles) and Godalming (4 miles). There is excellent access to the A3 and A31 roads (London/Guildford) and a number of good schools for all age groups, in both the independent and state sector.   Direct trains from Godalming service London Waterloo in approx. 45 minutes.

There is a very useful timber summerhouse with power and light, used as a games room/studio. A delightful southerly aspect from the front garden looks out across the surrounding fields, with a stream of the River Wey in the near distance. To the front of the property there is an area of lawn and an adjacent tarmac driveway with parking for several cars. The rear garden has been beautifully landscaped to include a spacious paved patio area immediately adjoining the house, which is ideal for outdoor entertaining. The garden is laid to lawn with a raised flowerbed stocked with mature plants and enclosed within a combination of mature trees and foliage, wooden panel fencing and a high brick wall. The garden enjoys a secluded feel and extends in total to approx. 0.66 acre. "
