SITUATION
The apartment is situated in Enton Hall, an exclusive gated development, converted in 1991 from a former mansion house and located in the hamlet of Enton, which is within easy reach of Milford village centre and equidistant between Milford and Witley main stations. Situated adjacent to Enton Hall is the exclusive West Surrey Golf Club. The area provides outdoor enthusiasts with plenty of walking outdoor activities. Nearby is the town of Godalming. Godalming is a unique Saxon town over 1200 years old, with interesting old pubs, museums and churches. There is a wide variety of pubs and restaurants suiting all tastes and pockets, shops, many in buildings that are over 500 years old, as well as two superstores at the lower end of the town near the historic River Wey and the Wey Navigation Canal, the oldest in the world. The main line station offers an excellent service to both London Waterloo and Portsmouth. The A3 is easily accessible only approximately one and a half miles away and provides links to London and the South Coast as well as the M25 to Heathrow and Gatwick airports.

DESCRIPTION
The original mansion house at Enton (now divided into 10 luxury apartments also), was built in 1881 by Francis Edmund Eastwood JP. It was designed in the Surrey vernacular style, using local red bricks and tiles, characterised by tall gables, projecting bays and lofty chimneys. In 1922 the new owner, Major Frederick Spencer Chichester JP, called Gertrude Jekyll to advise on the gardens of Enton Hall, and her planting plan for two large flowerbeds of azaleas and other blooms can be seen today on microfilm in the Godalming Museum. The estate is one of the very few in the region to provide such an array of facilities to its residents. These include extremely well maintained gardens and parkland of about 50 acres, incorporated into which is a small, private golf recreational area and allotments for a Freeholder's use and upkeep. The newly refurbished indoor heated swimming pool also includes a jacuzzi and sauna. There are also two all weather, floodlit tennis courts. Approached through electric security gates with CCTV, the property benefits from having its own privately owned south facing patio area ideal for alfresco dining and enjoys wonderful views over the gardens and grounds, which give a high degree of privacy. There is also a single garage in a nearby block with considerable eaves storage space. The ground floor accommodation is arranged over a single level and in our opinion provides deceptively spacious, well proportioned and bright living accommodation throughout given its southerly aspect. Key features of the property include the 18'0" x 11'11" sitting/dining room with feature open fireplace and double opening doors onto the south facing private patio. The kitchen/breakfast room has been refitted with contemporary coloured units complimented by walnut effect work surfaces incorporating quality integrated appliances. The two double bedrooms each benefit from having en-suite facilities. In particular the master bedroom has bespoke fitted wardrobes with the adjoining en-suite having also been recently refitted featuring a quality oversized shower cubicle and shower, wash basin set on a walnut effect vanity surface with storage cupboards beneath. There is a further utility room for modern conveniences.

TENURE
TENURE: Each property at Enton Hall holds one share in the estate's Management Company in which the Freehold is vested. The estate is managed by professional Managing Agents on behalf of the owners with the properties held on a 125 year lease. The annual service charge covers the lodge, year round maintenance of the grounds and leisure facilities (including swimming pool), all water charges and buildings insurance, the heating, lighting and maintenance of all common parts and exterior of the Clock House Apartments including window cleaning.
