" A delightful farmhouse which has remained in the ownership of the same family since 1976, prior to which it is believed that the family occupied the farm as tenants from the late 1920?s. The house is thought to date in part from the 17th century. The accommodation is arranged over three floors and together with the barn to the rear, which has been used in conjunction with the house for many years, would benefit from modernisation and refurbishment. The house is approached over a long drive, surrounded by gardens and grounds, with wonderful views over its own farmland. Adjoining the barn are the stables which together with the house and a further barn, form a court yard to the west of the house. To the north and east of the garden is an orchard. To the west of the house and the yard is a substantial stone barn with brick quoins, attached to which is a similarly constructed double garage as well as a pole barn lean to.
Farmland
To the east of the buildings are two field enclosures currently being farmed by the owner as part of a larger neighbouring enterprise. The larger south easterly enclosure is down to permanent pasture, the smaller south westerly enclosure is sown for winter wheat. The Post 1988 Agricultural Land Classification (England) Map shows the land is designated as Grade 3b and the soil is described by Cranfield Soil and Agrifoods Institute as slowly permeable seasonably wet slightly
acid but base-rich loamy and clayey soils.
Situation
Gaston?s Farm enjoys a delightful rural position to the south of Chiddingfold. The picturesque village is home to three public houses, an excellent village store, pharmacy, coffee shop and butchers. To the west of the farm is Haslemere with its mainline station and extensive range of local and high street shops and amenities. Godalming is a little over 10 miles to the north and the County Town of Guildford is about is about 15? miles away. For the commuter by train there is a choice of Haslemere or Witley Stations. The A3 can be accessed at Milford providing access to the M25 (J10 at Wisley). There is excellent road access to both Gatwick and Heathrow airports. Racing, golf, flying and motorsports at Goodwood to the south. Polo at Cowdray. Antiques, National Trust, concerts and festivals at Petworth. Schooling in the area is excellent with Charterhouse and Priors Field at Godalming, Aldro at Shackleford, Cranleigh School, St Catherine?s at Bramley, Royal School at Haslemere, Highfield & Brookham at Liphook and Bedales at Petersfield.
