" 1 Malthouse Cottages is thought to date in part from the late 17th century. The charming accommodation has the benefit of a superb well-lit sitting room with French windows leading out to the pretty cottage garden. The classic square dining room has a substantial inglenook fireplace to one side, both rooms can be approached from the practical and delightful kitchen. On the first floor the partially galleried landing with light tunnel provides access to all three bedrooms, the family bathroom as well as a separate cloak room.
Outside above the generous double garage is a one bedroom flat approached via its own pedestrian entrance. The cottage garden in the main comprises a sweeping lawn surrounded by mature hedges, herbaceous borders and flower beds interspersed with mature shrubs and fruit trees. Adjacent to the house overlooking the garden is a York stone terrace. From the garden gate, steps lead down to the house past a series of garden stores. Outside the garden is a separate gravelled parking area.

Situation
1 Malthouse Cottages is approached over an unmade lane being part of Hambledon Common, over which the house has a right of way. Opposite the house is Hambledon Common which is a fabulous resource to have on the ?door step? being criss-crossed with footpaths and bridleways, where from the highest points there are majestic views of the South Downs. The pretty and historic village of Hambledon is located within the Surrey Hills Area of Outstanding Natural Beauty and conservation area. The village has a renowned community owned and run village shop and post office offering a good range of products including a farm shop/delicatessen and coffee shop. There is an active church, pub and nursery school and wonderful village cricket green. There are an excellent range of schools both state and private nearby and a number of well regarded golf clubs including West Surrey. Haslemere and Godalming are both within easy reach by car and offer a more comprehensive range of shops and restaurants. Witley Station is 1 mile away with trains to London Waterloo in 55 minutes.
