" Located in the picturesque and highly sought after Surrey Hills village of Hambledon, is this Bargate stone with flint detailed, Grade II listed converted stable block. The property was designed by Sir Edwin Lutyens around 1899 -1901 as the stables for the now neighbouring Tigbourne Court, and was sympathetically converted in the late1950's into a family home. Unusually the property also includes a Bargate stone well house believed to have been the original coach house, adjoining the 1920's squash court. Collectively a real rarity and a must see!

A wide and inviting entrance hall draws you into this attractive cottage which includes a large light and bright L-shaped sitting room with an open fireplace and French doors out to the garden. A separate study provides views of the garden and is ideal for anyone looking to work from home. The generous ground floor accommodation continues with the dining room to the rear with bay window, a shower room finished with a Mediterranean feel and a country style kitchen with space for a small breakfast table and a recently fitted gas boiler. Upstairs, the master bedroom is currently laid out as an additional sitting room with a wealth of storage in both the eaves and wardrobes. In addition there is a second double bedroom with further eaves storage and wardrobe, a small second study/nursery whose windows lead to a Juliet balcony at the front of the house, and a family bathroom with a three piece white suite.

Outside : The outside space is divided into several parts, the stone wall enclosed garden is mainly laid to lawn with mature shrubs and trees to borders and is accessed via both the sitting room and from the kitchen side door. The well house/shed was constructed in Bargate stone as a coach house and now provides an ideal option as a work shop with both power and lighting. A gated archway leads up the the 1920's squash court, a wonderful talking point to the house, the building will require modernisation and may be considered for conversion (STPP). The path continues up to a second secret garden within a clearing of trees and established rhododendrons at the foot of the plot with a small paved orangery to the side. The detached garage also offers off street parking for one car. Key features include:

* Grade II listed converted stable * Bargate stone construction with flint stone detail * Designed by Sir Edwin Lutyens * Attractive village setting * Three reception rooms * Two Bedrooms * Squash Court * Stone built outbuilding * Detached garage * Easy access to Witley station * EPC: E * "
