SITUATION
The property is situated in Priors Hatch Lane, an exclusive and rarely available private road in the Charterhouse district of Godalming. The property is ideally located for the commuter, being within easy reach of the town centre, mainline station and access on to the A3. The property is within 1 mile of Charterhouse School which also has a private members gymnasium, swimming pool and golf course. The area is served further by an excellent selection of private schools including Priorsfield (opposite), St Hillarys, St Catherines, Aldro, St Edmunds, Barrow Hills, The Royal Grammar, Guildford High and Cranleigh. State schools include Rodborough and Godalming Sixth Form College. Godalming is a unique Saxon town over 1200 years old, with interesting old pubs, museum and churches. There is a wide variety of pubs and restaurants suiting all tastes and pockets, shops, many in buildings that are over 500 years old, as well as two superstores at the lower end of the town near the historic River Wey and the Wey Navigation Canal, the oldest in the world. The mainline station offers an excellent service to both London Waterloo and Portsmouth. The A3 provides links to London and the South Coast as well as the M25 to Heathrow and Gatwick airports.

DESCRIPTION
Built in the Arts and Crafts style typical of late 19th century, the property is one of three estate cottages originally belonging to a substantial detached residence known as Prior's Hatch, which was built for one of the masters at nearby Charterhouse when the school transferred from its original London site. The earliest part of The Bungalow, which is incredibly attractive and unique dates from 1898 and was originally a stable with hay-loft. In 1904, with the acquisition of motor cars, further accommodation was required for a chauffeur so what is now the main part of the house was added and the stable itself extended to garage vehicles. The house was further extended in the 1920's to form a second matching gable at the eastern end of the building.Since our clients purchased the property in 1978, the living accommodation has been lovingly restored, sympathetically modernised throughout and re-modelled further. This included the conversion of the garage to provide more living accommodation and of the entrance porch and coal shed to form the essential utility room and cloakroom.The Bungalow now is a wonderful well balanced family home with three double bedrooms, two superb reception rooms and extensive (46' x 27' max) conversion ready loft space, subject to the necessary consents being granted.OUTSIDEThe property is accessed by a private no through road, leading to the good size gravel driveway providing parking for several cars. The detached oak barn pre-dates the building of Prior's Hatch itself and is thought to have been built in the mid 1800's as a four-bay, open-fronted cart barn, probably remaining from the area's previous agricultural use. The timber from which it is constructed shows evidence of having been used previously elsewhere and has been dated as being probably of 16th or 17th century origin. The Barn was fully restored in 1997 and is currently used as a music studio and recital space. This amazing room with immense character and charm extends to 38' x 14', has wonderful views over the gardens and is served by a well-appointed kitchen and cloaks/shower room.In all, the superb plot extends to a little under one quarter of an acre with the gardens in our opinion offering a good degree of privacy which have been designed and planted with a combination of shrubs and herbaceous borders to provide easily maintained, year-round colour and interest.
