" A most charming character cottage, situated in the heart of Godalming. April cottage is full of wonderful features typical of its age, including open fire places, a log burning stove, cottage style kitchen with range cooker, and original arched leaded light windows.
Believed to have been built 1843 and subsequently extended in recent years the home now provides three bedrooms, a family bathroom, a 21 ft. long living and dining room, kitchen, downstairs cloak room and utility with WC, and a further snug or study. As well as the garage which could be converted to a habitable room, there is a garden shed which is now a home office, with power, light and heating. The accommodation is presented to a high standard throughout.

Situation
Occupying a very convenient and elevated position in the centre of town, only metres from the High Street and 0.45miles to the mainline station (Waterloo 46 minutes). Godalming is a thriving town with a pretty semi-pedestrianized High Street and a wide range of interesting shops, as well as Waitrose and Sainsbury's supermarkets, and abundant cafes, pubs and restaurants. There is access onto the A3 at Milford, linking London and the coast. There is an excellent range of highly regarded state and independent schools within 2 miles of the house, for all age groups, from nurseries to 6th form college. Golf can be enjoyed at west Surrey, Hurtmore and Milford, and there are plenty of fitness centres, sports and leisure clubs. The immediate surrounding area boasts miles of open countryside, woodland and riverside walks.

Outside
Located off Upper Queen Street is the rear access for the garden. There is private parking for two to three cars and a detached single garage. Through the gate a path flanks the "family friendly" garden which is fully enclosed and primarily laid to lawn, the path leads to a veranda and decked area which is immediately off the back of the cottage; a brilliant entertaining space which captures the afternoon sun sets. The garden is a real feature of the cottage due to it's generous size for the town centre location. "
