SITUATION
The property is situated in Town End Street, an extremely sought after residential road comprising of similar Victorian semi-detached properties within only a short distance of Godalming High Street and main line station. Godalming is a unique Saxon town over 1200 years old, with interesting old pubs, museum and churches. There is a wide variety of pubs and restaurants suiting all tastes and pockets, shops, many in buildings that are over 500 years old, as well as two superstores at the lower end of the town near the historic River Wey and the Wey Navigation Canal, the oldest in the world. The mainline station offers an excellent service to both London Waterloo and Portsmouth. DESCRIPTION
The property is an incredibly attractive Victorian bay semi-detached family house with attractive red brick work and white relief around the bay and front windows and corner elevations under a slate tiled roof and converted loft space. The property is situated in a highly convenient position within one third of a mile of the High Street and approximately half a mile from Godalming mainline railway station. Key features of the deceptively spacious (c. 1067 sq. ft.) and well proportioned accommodation arranged over three floors includes sitting room with secondary glazed bay window to front with window seat, open working fireplace with stunning ornate cast iron fireplace with tiled inserts and bespoke cupboards providing ample storage. The separate dining room with exposed floorboards has a large decorative fireplace feature with stone mantel and attractive timber surround with further features including useful under stairs cupboard and wide opening on to the modern kitchen, fitted with cream shaker style base and eye level units complemented by solid beech work surfaces and tiled splash back. The guest bedroom is a lovely room and enjoys a pretty and ornate cast iron decorative fireplace and outlook over the rear garden. The master bedroom is on the second floor and extends to 16'8" x 12'2" with aspect to front and rear and vast amount of eaves storage. Outside there is a low maintenance front garden and access at the side to a lovely landscaped rear garden, which extends to approximately 120', with good sized tiered areas mainly laid to lawn, lower patio area ideal for al fresco dining and at the end of the garden is a substantial raised decked terrace with south westerly views and summerhouse with power, which could be upgraded should one desire. In our opinion, the rear garden offers a high degree of privacy created by established flowering borders and mix of hedging, shrubs and trees.
