" The property is situated in a quiet, semi-rural location at the end of a private road in the hamlet of Rowly, which is on the Guildford side of Cranleigh. It sits in a good sized plot, with parking and lawns to the front and a 140' rear garden backing onto fields.

The front door opens into a central entrance hallway with a parquet floor which runs throughout the principal rooms on the ground floor. The cloakroom has a toilet and basin, as well as two large storage cupboards. To the front of the property is a sitting room with a central open fireplace and a serving hatch to the adjoining kitchen. The dining room has a turning staircase which leads to the first floor and a glazed door leading to the garden room, which is a timber construction, with single glazing and both light and power. The kitchen is in need of modernisation, but currently has a larder cupboard, a sparse range of fitted cupboards, a sink unit and power and plumbing for appliances. The ground floor bedroom has a bay window overlooking the front garden and a built in double cupboard.

On the first floor there are two further bedrooms, with limited head height in places, under the eaves. Bedroom two has a large dormer window to the front aspect, fitted cupboards to the right of the door, eaves storage and another dormer window enjoys a delightful aspect over the rear garden and beyond. Bedroom two also has eaves storage and a dormer window, which enjoys the same outlook to the rear. The bathroom is located off the landing, between the two bedrooms and is in need of modernisation. It currently has a bath, basin and toilet. "
