***STUNNING PROPERTY - VIRTUAL TOUR AVAILABLE!***

This beautiful home is set on the edge of Yateley common, a conservation area and one of Yateley's most sought after locations. This is an extremely deceptive property, the original cottage, which is thought to have been built circa the 1830s, has been expertly extended to retain its original character whilst providing versatile and spacious accommodation, with an open plan living/dining room/kitchen that measures approximately 40 feet long. It is located off of a residents only unmade road and is in a peaceful location providing much privacy.  With stunning oak flooring to the majority of the ground floor, and floor to ceiling bi-folding patio doors to the garden, this property really must be viewed to be fully appreciated. The property is brought to the market in very good decorative order and has excellent commuter links to the M3, M4 and A30.

Accommodation comprises a stable door that takes you into the entrance hall with door to the cloakroom.  A further door takes you into the stunning open plan living/dining room with the oak flooring continuing.  This room is triple aspect with large floor to ceiling bi-folding doors that look out over the rear garden and which can be folded back completely to provide unobscured views of the garden.  There is a further small room off the living room that is currently utilised as an office.  At the other end of the room is the kitchen that was refitted in the last few years and is in keeping with the cottage style of the house.  It benefits from a large range cooker with five ring gas hob, real wood walnut worktops and beautiful slate floor.  The garage has been converted to offer half as a utility room with high and low level cupboards, Belfast style sink, washer/dryer and a freezer.  This is accessed via a door off the kitchen.  The remainder of the garage can be used as storage and it also has double doors that are accessed from the front aspect.  Continuing from the kitchen, there is a doorway through to a dining room with the stairs to the first floor landing and a further sitting room with a brick and yorkstone fire place housing a Clearview log burning stove.

Upstairs to the first floor landing there is bedroom three which is a good size double and bedroom two which is also a good size double.  The master bedroom suite is L-shaped and not only has its own ensuite shower room with twin sinks and granite top but also has a large walk in wardrobe with lighting.  The family bathroom has also been recently refitted and provides a bath and a shower over the bath.

Another of this property's enviable features is the large rear garden that measures approximately 140 foot long and benefits from patio and lawn areas, with a variety of herbaceous beds and borders and a shed at the bottom for storage.  A gardener will be provided to maintain the beds and borders.  To the front the property is framed by the chestnut tree that gave the property its name and a low level hedge offering privacy and off street parking.
