" A wonderful period home with surprisingly generous living space and exciting potential to improve further. Located in the Surrey Hills village of Blackheath between the village hall and church, this delightful semi-detached cottage is right at the very heart of the community, with attractive views over the village and surrounding heathland. Dating in part to the early part of the last century the property has latterly been extended to offer well proportioned living space decorated in a neutral style that would now benefit from a degree of modernisation. The property retains some architectural features including a charming fireplace, multi paned windows, some wood floors and attractive timber doors. The ground floor layout offers two reception rooms including a 21ft sitting room with brick fireplace and a separate reception hall. The kitchen has been extended to provide a light and open plan informal dining area but now offers the opportunity for an incoming buyer to personalise and update further. On the first floor there are three bedrooms ? each with fitted storage ? and a family bathroom.

Situation
The rural village of Blackheath is only 3.5 miles from Guildford town with close proximity to a wide range of amenities. The village has a thriving sense of community, a popular church and cricket club and is surrounded by miles of open, protected woodland and heathland. Popular with horse riders, mountain bikers and dog walkers because of its sandy soil, the heathland forms part of the Surrey Hill AONB. The villages of Chilworth, Wonersh, Bramley and Shalford are within easy reach and offer a range of good pubs and shops for daily needs whilst Guildford, Godalming and Cranleigh provide a more comprehensive selection of amenities. Good schools abound locally including Wonersh and Shamley Green Primary School, St Catherines, Longacre, Royal Grammar School, Guildford High, Tormead, Cranleigh School and Guildford and Godalming Colleges.
