" Situated in the heart of Merrow village this is a superb detached family home of beautifully presented and well proportioned accommodation that also has an element of flexibility in its use depending upon the needs of an incoming buyer. On the ground floor there is a large reception hall with a delightful wood floor which leads to the principal living rooms and which also has, off to one side, a downstairs cloakroom. The sitting room is a particularly attractive room with a bay window overlooking the front and a central fireplace with a stone surround and marble hearth creating a very nice focal point for the room. From the sitting room a wide archway leads through into an equally well proportioned dining room again with a solid wood floor and double opening doors that lead out onto the charming terrace and garden beyond. Off the dining room there is a substantial conservatory with a tiled floor and again doors that lead out onto the terrace, these three rooms opening into each other to create a wonderful open plan living or entertaining space. Also on the back of the house there is a large kitchen/breakfast room which is comprehensively fitted out with a range of wooden units and integrated appliances including a stainless steel four burner hob, fitted fridge/freezer and dishwasher. The kitchen/breakfast room also has a door that leads out onto the terrace and garden and a further door that leads into a separate utility room with ample further appliance space and again a door that leads out to the rear. Off the entrance hall there is a large study overlooking the front again with a solid wood floor and from the study a door leads into a further sitting room/family room which can also be accessed from the utility room. The study and this sitting room could equally well be combined to create a separate living space for a nanny/au pair or indeed relative accommodation. On the first floor there is a large open landing while the master bedroom on the back is of an excellent size and overlooks the rear garden. This bedroom has a built-in wardrobe and a very nicely fitted out en suite shower room. The remaining three bedrooms are all doubles and all have built in cupboards/wardrobes while the family bathroom is equally well fitted out with a white suite. All in all this is a home of beautifully proportioned and extremely practical accommodation which has been very well cared for by our clients and presents an opportunity for an incoming buyer to secure a substantial family home in a highly convenient location within a short drive of Guildford.
