" Cynor and High View form a pair of semi-detached cottages standing in the heart of the village of Binsted with distant rural views. The cottages are now in need of some updating but are larger than initially anticipated and provide bright and well proportioned accommodation. There are open fireplaces in each of the sitting rooms. The cottages are currently split into two separate dwellings but are now offered for sale as either two separate dwellings or as a whole. In addition, and of particular note, each cottage has consent for a two storey rear extension to create a larger kitchen/family room to the ground floor and add a fourth bedroom with an en suite shower room and larger family bathroom to the first floor. The planning reference for High View is SDNP/53012 and the planning reference for Cynor is SDNP/37473/002. It must be noted though that for any party to take advantage of this consent each extension must be undertaken simultaneously. The second condition on each of the notices refers to this specifically to ensure the provision of a satisfactory development and safeguard the outlook and amenity of the adjoining neighbours. The cottages would benefit from being extended to create larger village homes that take full advantage of the very strong village setting. In addition consent has also been granted for the construction of a detached dwelling and garage on the land adjoining Cynor (Reference F37473/001/GUL). The existing plans will allow for a property of 112 square metres (1210 sq.ft.) to be constructed. The accommodation will include an entrance hall, living room/ kitchen, study, utility room and shower room to the ground floor and four bedrooms and an en suite shower room and bathroom to the first floor. Please note that the planning consent for the construction of the new dwelling does not relate to the extension notices for High View and Cynor. The overall site provides an ideal opportunity for one party to take full advantage of the planning consents to extend each of the two cottages and also create a new detached dwelling, or alternatively for each to be sold individually to three separate parties. "
