" A rarely available and delightful cottage with lovely views over open fields and standing within the South Downs National Park.

The cottage is beautifully appointed and retains all of the inherent character of a village home of this period with exposed beams and fireplaces. The sitting room features a multifuel stove set in a brick inglenook fire place and the dining room has a red quarry tiled floor and walls, the latter being interspersed with exposed beams. The kitchen is fitted with a range of cupboards with beach block work surfaces and a range cooker. On the first floor, there are two double bedrooms and stunning views over the fields. The cottage is complemented by attractive well-tended gardens to the front and rear.

This is a very characterful and interesting cottage occupying a very special village setting.

Situation
The cottage stands in an idyllic location in Chawton being within the conservation area and about 0.2 of a mile from Chawton House. The village is set around a nucleus of period houses and is renowned for its long association with Jane Austen. Chawton has an active community with a church, primary school, public house, coffee shop and museum. The thriving market town of Alton has a good range of individual shops, Waitrose food shop, M&S Simply Food, cinema, sports centre, two secondary schools, 6th form college and railway station to London Waterloo. The A31 provides a link to the A3 and M3 with routes to London, the south west and beyond.

The picturesque garden to the front features a well and a central path leading to the delightful rose covered feature Victorian porch. There is also established lawn, hedging and a lovely private gravel seating area. Immediately to the rear of the cottage, there is a private courtyard and a seating area. The rear garden has been landscaped to take full advantage of the setting with a pond and a small bridge together with a summer house and a selection of mature plants and shrubs and measures about 108โ€˜ long.
