PROPERTY DESCRIPTION
DESCRIPTION 1 Stable Court forms part of an attractive courtyard development of just four substantial individual properties converted from the stables and coach house to Stodham Park House. Understood to date from the early 19th Century, it was converted some years ago to create a bright and airy country home, attached on just one corner, and enjoying a delightful front aspect over the cobbled courtyard approach. The property has the air of an elegant country house, with large well-proportioned rooms throughout.
THE HOUSE
The approach from the courtyard is via a panelled front door with canopy porch into a wide entrance hall with staircase at the far end leading upstairs. There is a good-sized cloakroom recessed on one corner. Small paned glazed double doors lead from the hall into a spacious living room enjoying a courtyard aspect. A further glazed door leads into the bright and airy double aspect kitchen & breakfast room. A casement door with full height side windows opens onto the courtyard, which provides a delightful suntrap. In the centre of the quarry tiled floor, a pair of wooden trap doors open up to reveal a wine cellar with steps down. The dining room, approached off the hall, has recently been used as a large study, which (through use of a pull-down bed) easily converted into a spare bedroom. The stairs lead up to a quarter landing and a cosy double aspect room currently also serving as a study. The stairs continue up to the first floor, to a bright and airy landing. The principal bedroom is a generous double aspect room with views to Wheatham Hill, with a good size well-appointed en suite shower room leading off. The second bedroom is a good size double room and bedroom three has of late been used as a spacious first floor drawing room. A focal point is the attractive open fireplace with brick hearth. There is also a spacious family bathroom. THE SETTING The house is set in the South Downs National Park, in extensive lawned grounds of approximately half an acre, with a woodland backdrop. The south-facing garden land extends some 100 yards up Stodham Lane, a quiet lane bordered by dense shrubbery and trees. A well -established beech hedge shelters a recently-constructed workshop and a timber summerhouse. The open grassland of the garden is maintained collectively, by agreement with the neighbours, preserving an open vista to gently rising woodland to the south and east. Tankerdale Lane, which passes in front of the house and forms part of the pedestrian Shipwrights Way, drops down to the river Rother through a typical Hampshire sunken lane. The lane is virtually free of vehicular traffic, ending in a solitary house across the river. On the land belonging to No 1 there is a recently constructed workshop and timber summer house screened by beech hedging and laurels, which form a delightful a private area on the eastern boundary, looking out onto the lawns. The property includes a good size single garage, located at the entrance to the courtyard and a walled area in the courtyard where the oil tank and bins are located. It also includes the courtyard frontage to the house, which forms a delightful sitting out area.
THE LOCATION
The property occupying a tranquil setting on the outskirts of Liss and about four miles from Petersfield. Liss village is just over a mile away, with shops for day to day needs, doctor's surgeries, infants and junior schools and a main line station serving London Waterloo. Petersfield offers more extensive shopping, with supermarkets, banks and various leisure facilities, and another station. The area is noted for its excellent state and private schools, and is renowned for its walking and riding, with miles of footpaths and bridleways.

Located at the far end of a horse-shoe courtyard, the property is unusually secure and could safely be left unoccupied for a period if circumstances so demanded. There is mains water and electricity.
