LOCATION:
The property is well positioned in a pleasant cul- de-sac of similar size houses on the outskirts of the village centre. A footpath at the end of the cul-de-sac provides a short cut onto Mill Road which leads into the village and offers a comfortable near level walk to the village amenities and station.
Liss village, situated in the South Downs National Park, provides shops for all day to day needs, mainline station and schools for infants and juniors. The A3 bypasses the village, providing easy access to the south coast and the M25 and London to the north. The opening of the Hindhead tunnel has enhanced the attraction of this sought after location, potentially attracting people wishing to move out from the traditional commuter belt and suburbs but still being able to return there for work. The other nearby towns of Petersfield, Alton and Haslemere are all easily accessible, as are the cities of Chichester and Portsmouth.

DESCRIPTION:
The property is a well laid out detached family house, built in the 1970's. Having been well maintained over the years there is now scope for general updating, although the central heating boiler has been replaced in recent years. The accommodation is bright, enjoying a westerly rear aspect, overlooking a well enclosed and private rear garden. A recessed entrance porch, with part panel glazed front door opening into a central entrance hall with stairs leading to first floor. There is cloakroom with low level w.c. and corner wash hand basin. The lounge is a bright and spacious double aspect through room, with fitted gas fire, small paned glazed door from hall and further door to dining room which has double glazed patio doors opening onto the rear garden and a deep under stairs store cupboard. The kitchen is at the front of the house, with small paned door from hall and door through to the dining room. Fitted with a good range of worktops with inset sink unit, wide selection of cupboards, drawers and wall cabinets and breakfast bar. There is a inset gas hob to one corner with ornate canopy and fitted extractor over, fitted electric double oven, space and plumbing for washing machine. There is a double glazed side door accessing the drive and carport. Upstairs there is a bright central landing with a heated drying cupboard, and further built in shelved linen cupboard. Loft access with pull down ladder. There are four bright bedrooms, the main bedroom having two built in cupboards. The second is a good size double and the third and fourth bedroom overlook the rear garden. The bathroom is a good size with a panel enclosed bath and a separate shower cubicle with Mira shower mixer, low level W.C, pedestal washbasin and extensive wall tiling. Central heating and hot water is provided by a wall mounted Baxi combi boiler located in the fourth bedroom. All windows are double glazed. Outside a drive providing parking for several cars leads to the side of the house and a sizable carport which leads through to the detached garage with up and over door and a double glazed window and side door. The garden to the front is open plan and mainly laid to lawn with various shrubs, small trees and borders. A side gate from the drive leads to the rear garden which is entirely enclosed with a good degree of privacy. Within the rear boundary line are mature conifers. Mainly laid to lawn with patio adjacent to the house, various flowering shrubs and to the side of the house is a useful shed and an aluminium greenhouse located behind the garage.
