PROPERTY DESCRIPTION
LOCATION: Liss Forest is a popular semi-rural village in the South Downs National Park, with miles of walking and riding countryside close at hand, the property is well positioned in a quiet no through road, to the rear is a backdrop of trees alongside the riverside walk, which is accessed from several places within Liss Forest and leads back to Liss village. The is a highly regarded village pub within a comfortable walk. The larger village of Liss is just under a mile away and provides shops for all day to day needs, mainline station and schools for infants and juniors. The A3 bypasses the village, providing access to the south coast and the M25 and London to the north. The opening of the Hindhead tunnel has enhanced the attraction of this sought after location, potentially attracting people wishing to move out from the traditional commuter belt and suburbs but still being able to return there for work. The other nearby towns of Petersfield, Liphook, Alton and Haslemere are all easily accessible and offer good shopping and a choice of secondary schools.
DESCRIPTION: A modern detached family house built in the 1970's and much improved in recent years with replacement double glazed windows and doors a refitted cloakroom and bathroom and a good quality kitchen. Upstairs, all rooms are approached of a bright and spacious landing with large side aspect picture window, airing cupboard and loft access. The main bedroom is at the rear of the house with full height picture window overlooking garden. Good range of fitted wardrobes, bedside tables and over bed storage cupboards, fitted chest of drawers.
The second, double bedroom has a modern vanity unit with washbasin and the third and fourth bedrooms are good single rooms, one having a fitted wardrobe and dressing table. The family bathroom has been refitted with a modern white suite. There is an electric shower over the bath and shower screen, washbasin and low level w.c. This is particularly bright, benefiting from two windows.

Outside a wide tarmacadam drive leads to the garage 17'9 x 8'5, with up and over door, side door and light and power points.
The garden is a lovely feature, well screened at the front with hedging, expanse of lawn, cherry tree. A side path with outside tap leads past the front door to a side gate which gives access to the rear garden. A wide paved sun terrace with pergola and steps down to expanse of lawn, various flowering shrubs and small trees beyond are soft fruit and vegetable gardens, small shed. adjacent to the house is a sizable greenhouse and a timber garden shed. The whole garden enjoys a good degree of privacy with well fenced and part walled boundaries and at the rear has a depth of about 80ft. A sty at the end of the garden gives access to the riverside walk.
