" A four bedroom detached home situated on the popular Herne Farm development in Petersfield, within 1/2 a mile of the town centre and mainline train station. The property offers two reception rooms, a downstairs cloakroom and upstairs, four well-proportioned bedrooms. Additionally there is an integral garage, driveway parking and a southerly aspect rear garden. In our opinion there is further scope for improvement/extending subject to the necessary planning consents.

DETAILS A four bedroom detached home situated on the popular Herne Farm development in Petersfield, within 1/2 a mile of the town centre and mainline train station. The property offers two reception rooms, a downstairs cloakroom and upstairs, four well-proportioned bedrooms. Additionally there is an integral garage, driveway parking and a southerly aspect rear garden. In our opinion there is further scope for improvement/extending with current planning permission (SDNP/14/03957/PRE) or subject to further planning consents.

Enter the property into the entrance hall where you will find stairs to the first floor and doors to the various rooms. Positioned to the right of the hall is the sitting room which has wood effect flooring, a front aspect window and a feature fireplace. Further along the hall and also to the right is the dining room which has rear aspect sliding doors providing access onto the patio. Positioned to the rear of the hall is the kitchen/breakfast room which features a full range of wall and base units with surfaces over, a one and a half bowl sink and drainer unit, breakfast bar, space and plumbing for a dishwasher, built in cooker and grill with a four ring gas hob over, extractor, tiled splash backs and a rear aspect window overlooking the garden. Off the kitchen to the left hand side is an inner hall providing access to the cloakroom, garage and rear garden. The cloakroom has a WC, wash hand basin and a rear aspect obscure window. The garage is integral to the house and has an up and over door, power and light, space and plumbing for a washing machine.

Upstairs there are four bedrooms, the master bedroom is positioned to front of the landing and features a front aspect dormer window. The second bedroom enjoys views over the rear garden and has up and over fitted cupboards. The two remaining bedrooms are positioned on the other side of the landing. Completing the first floor accommodation is the family bathroom which has an enclosed bath unit with a wall mounted shower over, a shower screen, WC, wash hand basin, part tiled walls, heated towel radiator and a rear aspect obscure window. Off the landing there is an airing cupboard, additional storage cupboard and access to the loft.

To the rear there is an area of patio immediately off the property with an area of lawn beyond, garden shed and side access. To the front there is driveway parking providing access to the garage and a further area of lawn with a path providing access to the front door.   "
