" A well positioned and well presented detached house, with brick and tile hung rendered elevations with double glazed windows under a tiled roof. The accommodation is well presented with a separate dining room and sitting with double doors to the garden and central gas flame effect fire with marble surround and mantel. The owners have converted what was a garage into a wonderful open plan kitchenbreakfast room. There is a separate utility room and cloakroom on the ground floor. To the first floor, there are four bedrooms, three of which are doubles, with the main bedroom having a walk-in closet and en suite shower room. The family bathroom is a good size with bath and shower cubicle. The loft space is of a good size and offers potential to be converted subject to planning.

Situation
Occupying a pleasant cul-de-sac position in Passfield where there is a village store. More comprehensive facilities are available at Liphook within about 2.5 miles including a Sainsbury supermarket, doctors surgeries, library and railway station on the WaterlooPortsmouth main line. There is an excellent choice of both state and private schools in the area, including Bohunt Secondary School and Sixth Form. The surrounding countryside offers excellent walks, much under the ownership of the National Trust.

To the front the property is approached by a driveway providing parking for several cars, with a lawned area to one side. Side access leads to the rear garden which has a patio across the rear of the house. The remainder of the garden is laid to lawn with several flower beds containing a variety of shrubs and plants.
