" Puttenham is without doubt an archetypal Surrey hills village nestled in a hugely attractive green and pleasant setting on the Southern slopes of the Hog's Back. The house sits in the very heart of the village and has been a much loved and hugely enjoyed family home for our clients. Originally built in the 1950's, the house has been cleverly extended and beautifully maintained in recent years resulting in a home that not only works extremely well on a day to day living basis but also one that would be extremely easy to move into, particularly as it represents the end of a chain. The front door opens into a neat entrance hall which in turn leads through into the principal living rooms on the ground floor. Overlooking the front, the sitting room has a wonderfully warm and comfortable feel to it and with a very attractive central open working fireplace with a carved wooden mantle and surround and a slate hearth. This room flows into an open plan breakfast area with ample room for a table and chairs and which in turn is open plan to the kitchen. Here there is a comprehensive range of wooden units and worktops and a five burner, two oven range while other fitted appliances include an integrated fridge freezer and space for a washing machine. Off the kitchen there is a lobby with space for further appliances and a door that leads into a downstairs cloakroom. On the back of the house our clients have added a superb extension which makes either an ideal dining room as it is currently used or indeed an excellent and very well proportioned family room. In the roof there are two velux windows that allow in a huge amount of natural light and on one side, double opening doors that lead out onto the deck and the beautiful rear gardens beyond. Off this room there is also an extremely useful utility room. On the first floor the bedrooms have an equal amount of character with a very attractive master bedroom that overlooks the front and has a built-in wardrobe. The second bedroom, likewise a comfortable double, is on the back and has stunning views up towards the Hog's Back while the third bedroom again overlooks the front. Also on this floor there is a very nicely fitted family bathroom complete with bath and shower. Up again and there is a very attractive double bedroom converted from the loft space which makes an ideal office/guest room or children's bedroom again with two velux windows that allow in a good deal of light and look out over the stunning views to the rear. All in all this is a quite delightful village home in a wonderful semi rural setting. "
