" EPC-E. 2 Highnoons Cottages is situated in an outstanding rural location fronting a quiet country lane and adjoining and backing onto open farmland across which there are glorious views. Both The South Downs National Park and the internationally important Sussex Wildlife Trust Nature Reserve at Ebernoe, where there are significant populations of rare species and miles of country walks, are close by.

The property comprises a characterful attached cottage decorated throughout in light neutral tones with pine latched doors and ceramic tiling to the majority of the ground floor. All the principal rooms take advantage of the fine views and there are good ceiling heights and light levels throughout. The charming sitting room has a handsome open brick fireplace with double glazed doors opening out onto the rear garden and there is also a separate dining room and a study - the latter of which can double as a third bedroom given that there is also a cloakroom/shower room on the ground floor. The kitchen is most attractively fitted with two Belfast sink units and a range of pine cupboards with solid beech worktops adjoining which is a large double aspect breakfast room. On the first floor, the two double bedrooms are served by a large shower room with a 'Sanisteam' shower cubicle.

Outside, a wide driveway provides parking for several vehicles and leads to a substantial garage/workshop with lean-to storage areas. The gardens are another splendid feature with a low maintenance paved and shingled front garden with shrubs and herbaceous planting. The principal garden area lies to the rear where a wide paved terrace takes full advantage of the views and overlooks a large expanse of lawn with well stocked borders. To one end brick steps lead down to a shingled and paved area with a long climber clad pergola, colourful borders and strategically sited seating areas. In all the total plot extends to about a fifth of an acre.
SITUATION
Despite being situated in the heart of West Sussex countryside, the cottage is very much in the commuter belt with mainline stations available at Billingshurst (6.5 miles) with a train service into Victoria via Gatwick Airport, Haslemere (8.25 miles) on the Waterloo line 50 mins and Milford (12 miles) also on the Waterloo line. There are local primary schools at Plaistow, Kirdford and Northchapel and senior schools include Rother College at Midhurst, The Weald in Billingshurst and Seaford College which is a private school. The pretty village of Kirdford has in addition to its primary school, a range of amenities including a popular public house, restaurant, a fine parish church and an award winning village shop and there is a local pub within 1 mile at Balls Cross.

DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and having reached Wisborough Green, (after approximately 2.5 miles) turn right by the village green (just past The Three Crowns public house) and then take the first turning left signposted Kirdford. In the centre of Kirdford turn right towards Petworth and having left the village take the next turning right signposted Northchapel. From that point the cottage will be found after about 1.75 miles on the left hand side. If you reach Pipers Lane you have gone too far. "
