" The property comprises a charming attached cottage that has been the subject of upgrading and improving and enlarging in recent years and now offers comfortable character accommodation in a rural location with views over farmland. The cottage is approached over a shared lane with access driveway leading into a parking and turning area. There is a foot path to the front door which has an attractive tiled porch. From the entrance hall there is access to the kitchen/breakfast room. The fine sitting room with exposed beams and timbers has an open fireplace with a wood burning stove. At first floor level there are two bedrooms and a bathroom; both bedrooms command lovely far reaching rural views towards Blackdown.   There is a separate office/studio, useful garden store and an open fronted barn style double garage/carport.

Situation
Situated in this beautiful rural location close to the Surrey/Sussex border just north of Northchapel, the area is now part of the South Downs National Park and offers miles of open countryside, with foot and bridle paths ideal for both walking and riding. The village of Northchapel offers a church, public house and village store as well as a school. More comprehensive facilities are available in the village of Chiddingfold where there is further schooling and more comprehensive range of shops and services including a butchers, a chemist two village stores, further public houses and a church. Haslemere which is just over four miles away offers a mainline rail service to London Waterloo station in under an hour, as well a wider and much more varied selection of shops and specialist stores including supermarkets, cultural centres, gyms and sporting facilities. Witley station offers an alternative commuter rail service to London Waterloo, and is found about five miles to the north. There is access to the A3(M) at Milford which provides dual carriage link to London and the M25 which in turn provides access to Heathrow Airport and the National Motorway network.
