" A modern family home with extraordinarily generous living space in the popular residential area of Hook Heath. Offering over 5,500sq ft of space over three floors and set at the head of small private road of similar homes, the property is generously proportioned from the outset. The entrance hall provides direct access to all four principal reception rooms and the integral garaging as well as the kitchen breakfast room. At almost 30ft in length the kitchen is a fabulous focal point for daily family life and is large enough to provide plenty of workspace, a range of built in appliances, a large central island, space for informal dining and an adjacent utility room. Both kitchen and sitting room have French doors opening onto a rear terrace and garden. All five bedrooms are particularly generous in proportion, two have ensuite facilities and all have built in storage. On the second floor there is another huge room currently used as informal living space but could suit use as a playroom, media room or another bedroom suite with some work.

Situation
Hook Heath is a popular residential area largely consisting of generous family homes set in secluded grounds on the south western edge of Woking town centre. Within 1.5 miles of the centre of Woking with its wide selection of shops, cafes, restaurants, leisure facilities and main line railway station, the area is well known as an excellent commuter hub in the midst of the Greenbelt offering a frequent service to Waterloo from about 25 minutes. Road connections are excellent, with access to the M25, M3 and A3 bringing London, the airports and the south coast within easy reach. There is a wide selection of state and private schools available. Hook Heath is close to a large choice of golf courses and areas of common land with miles of footpaths and bridleways for walking, cycling and riding.
