" There is something about houses that were built in the 1930's that makes them feel like home and this one has been exactly that to our clients for the last 38 and has that certain something running through it from top to bottom. From the start and throughout there are some charming features about the house as one would expect to find in a home of this vintage which only add to the overall appeal, such as a beautifully rich oak floor in the substantial entrance hall complete with a lovely oak staircase all of which creates a wonderful first impression that this is a warm and comfortable home of quality and character. On the back of the house there is a charming sitting room with a central fireplace, wooden floor and doors that lead out onto a garden room beyond with a lovely rich quarry tiled floor and doors that lead out onto the terrace and beautiful garden. On the front of the house there is a substantial dining room again with a beautiful central fireplace with a carved wooden mantle and surround and a deep bay window overlooking the front garden, while on the back of the house the kitchen has been beautifully refitted recently with an excellent range of wooden units, an induction hob with stainless steel extractor above, a selection of granite and solid wood worktops and fitted appliances including a stainless steel oven and combination microwave. Beyond the kitchen there is a large utility room with ample space for a whole range of further appliances and doors that lead out onto the terrace and garden. On the first floor, the bedrooms are equally well proportioned with the master bedroom overlooking the garden and having a most attractive central tiled fireplace as well as a substantial eaves cupboard off to one side which offers a certain degree of potential for conversion into an en suite. The second bedroom on the front is a mirror of the dining room below and again is a beautiful double bedroom with a deep bay window and a fabulous view across to Guildford cathedral while the third bedroom on the back is likewise a double. The bathroom has also been entirely re-modelled by our clients to an exceptional standard. This is also a house where, subject to all the usual planing consents being achieved, there is a great deal of potential to extend the property should an incoming buyer so wish as there is ample space on the right hand side between the house and the boundary for a single or indeed double storey extension which would significantly enlarge the existing accommodation. All in all this is a very attractive and beautifully situated family home that has been much loved by our clients who in many ways will be very sorry to leave. "
