" Located on the fringes of Farnham, just 2 miles from the mainline station, in a semi-rural location is this very unique, charming and very quirky semi-detached charcter cottage. Having been extended and improved upon over the years, this home offers versatile living accommodation that comprises on the ground floor an open plan living/dining room with a vaulted ceiling on one side giving way to lots of light, and a cottage style fitted kitchen. Leading up to the first floor there is a mezzanine, which is currently being used as a study area and overlooks the living room, this gives access to the family bathroom as well as a shower room that in turn leads to the main bedroom. The main bedroom is a well-insulated timber extension that has double doors opening out to the upper tier of the garden. On the first there are three further bedrooms, two of which are double bedrooms, and the latter split itself to have a mini mezzanine level with a bed above.

Situation
This home is located in a semi-rural position just outside Farnham on the East Side with lovely walks close by including along the river valley to the ruins of Waverley Abbey. Farnham is recognised for its Castle, wide principal street and Georgian architecture and provides an excellent range of shopping, and cultural facilities, as well as a main line station (London, Waterloo in 55 minutes). Access to the A3 and A31 are close by , both providing access to the M25 and the national motorway network. There is easy access to a choice of highly rated schools including Edgeborough, Barfields, Moor House and Frensham Heights, all within a short drive from this location.

The house is approached via a gravel drive that leads to a large gate enclosed driveway that provides ample parking. There is a large timber shed that was once the garage and provides very useful storage, this could be re-instated as a garage. The garden is set over two levels, with the upper level of larger size and laid to lawn, while the lower tier is shingled and ideal for hosting with bi-fold doors opening out from the living area.
