" Located on Acacia Road which is a small cul-de-sac in the centre of Guildford is this character three bedroom home.

Entering through the front door you come into the sitting room which has hardwood flooring and front aspect window. The dining room also has hardwood flooring and rear aspect window. The kitchen has a range of base and eye level units, side aspect window and door opening onto the rear garden. Off the kitchen is the downstairs shower room with low level w/c, wash hand basin and side aspect window.

The first floor comprises of two double bedrooms with an en suite shower room to the master bedroom, which was refurbished a few years ago and there is a rear aspect window. Accessed off the inner hallway is the third bedroom or third reception room depending on your requirements. This room has been fully converted to building regulations and has been signed off by the council to be classed as a legal room.
