" A handsome detached period house enjoying a cul-de-sac position with lovely views to the rear over adjoining countryside. Set within grounds of 0.310 acres the property was originally a pair of cottages built in the mid 1800s of natural Cotswold stone since combined to create a spacious family house. The accommodation is arranged over two floors and extends to 2,127 sq. ft. in total. Of particular note on the ground floor is the sitting room, an excellent sized light room with a large stone fireplace fitted with a wood burning stove and glazed double doors opening onto the garden. The dining room is an equally spacious room, with an additional wood burner, and connects with the kitchen breakfast room fitted with a comprehensive range of base and wall units including integrated appliances. Next to the kitchen is a utility room which houses the oil fired boiler and a fitted water softener. On the first floor there are four bedrooms, a family bathroom and shower room en-suite to the main bedroom. On the ground floor there is also a study which could also be used as a 5th bedroom if required.

Situation
Coates is a very popular village within easy access of Cirencester, Tetbury and Stroud; it is in the catchment area of both Deer Park Secondary and Sapperton Primary schools whose popularity have boosted the area's appeal. With good walks in the locale, particularly those along the course of the old Thames Severn Canal, to the source of the River Thames, a very popular pub and Cirencester Polo Ground, there are many opportunities for a wide variety of activities. The nearby towns offer excellent shopping including antique shops, interior boutiques and supermarkets. Kemble station (4 miles) offers the commuter a direct train link to London Paddington (80 minutes).
