" A beautifully presented three bedroom period detached cottage located towards the end of a no through lane in a sought after and extremely popular village. The well proportioned accommodation is arranged over two floors, consisting on the ground floor of a good sized sitting room with exposed beams and access to the garden. There is a fully fitted kitchen breakfast room with Cotswold stone fire place with fitted wood burner and a range of modern white units. From the kitchen there is access to a rear hall that leads to a modern and well appointed family bathroom, and a generous utility boot room with fitted units and external door to the garden. The 1st floor living space offers three bedrooms, two of which offer exposed Cotswold stone walls and beams.

Situation
South Cerney is a relatively large village about 3 miles to the South of Cirencester and 12 miles North of Swindon. It stands at the south-eastern rise of the Cotswold Hills with the River Churn running through it, from which the name Cerney derives. Within the village there is a primary school, village hall, a parish church, various shops including a small supermarket, dental surgery, chemist, several pubs and a garage. It is accessible to either Kemble or Swindon for the railway station to London(Paddington 58 minutes) and the M4 and M5 motorways which are reached via the much improved A419 trunk road. Close by is the Cotswold Water Park, which offers excellent water-based leisure facilities, including angling, sailing, windsurfing, canoeing, water skiing etc. There are also nature reserves, walks, picnic sites and a number of bridleways.

To the front of the property is a gravelled driveway with parking for several vehicles and a detached large single garage with power and light. From the parking area there is a side gate that allows access to the property and its enclosed west facing garden. The garden is mainly laid to lawn with a paved patio leading off the rear of the house and all enclosed by timber fencing & laurel hedging.
