" A graciously proportioned entrance hall with stairs leading to a landing wide enough to be used as an informal family television area ensures that the visitor's first impression of this house is favourable! The sitting room spans the house with a central gas coal effect fireplace providing a focal point. The well appointed kitchen features integrated Neff appliances. The hob and double oven are finished in stainless steel whilst the fridge freezer, dishwasher and cooker hood are discreetly hidden behind cabinet fronts as is the gas boiler. Chequered ceramic tiled splash backs and under pelmet lighting provide the finishing flourishes. The adjacent utility provides further appliance space and a second sink, whilst the dining room opposite features a traditional box bay. This in common with all the other fenestration is fitted with sealed unit double glazing.

The master suite has a pleasant outlook across the rear garden. The bedroom has extensive wardrobing and a full bathroom off that has a double shower cubicle to complement the bath. A second bedroom with an ensuite shower would make a fine guest room whilst a family bathroom serves the two remaining bedrooms.

To the side of the house is an area of lawn fringed by a low wall and hedge measuring c 38'x 34'. A shared drive sweeps around to a double garage with parking immediately to the front of a pair of up and over doors. A pedestrian door to the rear opens to the second, more privet area of garden that is divided into three areas. A shaped lawn follows the serpentine border of a raised terrace with wide steps - ideal for al fresco dining! To the side the third area provides a neat stowage area for wheelie bins and garden equipment.
The whole is enclosed by woodlap fencing and kept secure by a stout wooden gate. The garages to one side of the garden give both a remarkable degree of privacy as well as something of the feeling of being in a part walled garden!
