" Positioned on one of the main approaches to this particularly popular North Cotswold village and having the advantage of around a 1/4 of an acre of beautifully mature gardens fronting the gently cascading Blockley brook, this semi-detached three storey four bedroom family home offers adaptable accommodation which must be viewed first hand to be fully appreciated. The property itself has two ground floor reception rooms together with a breakfast room, kitchen and utility room. At first floor level there are two bedrooms, a family bathroom, cloakroom and a study and on the second floor there is a delightful light and airy through master bedroom enjoying exceptional views over gardens and countryside with a separate guest bedroom and an en suite shower room. The property has gas fired central heating, sealed unit double glazing and a homely woodburning stove in the living room.

There are few properties however in the village with not only a garage and off street parking for 3/4 vehicles but also with as large a garden enjoying as much privacy as this one. The garden ambles down through patio and vegetable plot to a full width lawned area (to the rear of the adjacent property) through to an orchard and eventually down to around 100ft of brook frontage which was the former mill race in the village. The garden is surrounded by a wealth of mature trees with a range of different seating areas and will certainly appeal to those of a more academic or artistic nature and lovers of peace and tranquillity. Hayford was at one time part of four properties called Limes Cottages which would have been mill workers homes for The Limes, a large country house close by, which was one of Blockley's seven former mills. Local hearsay is that Blockley takes its name from the brook which was formerly called the river Lee which was blocked by the seven mills and eventually denoted as "Block Lee" (Blockley).

The property is located approximately 1/4 of a mile from the centre of the village which has two public houses, two restaurants, primary school and a community run village store and post office. The village is located midway between the Cotswold cafe society of Chipping Campden and the more traditional market town of Moreton in Marsh where there are rail links to Oxford and London Paddington.

Directions:
From our Moreton-In-Marsh office turn left and at the second mini roundabout turn right along the A44 continuing through the village of Bourton on the Hill, after which turn right, signposted Blockley one and half mile. Stay on the same road thorough the lower part of the village passing the Great Western public house on the right hand side and passing the Draycott Road on the right hand side. This is then the second of a pair of stone built semi detached houses on the right hand side.
