MORETON-IN-MARSH Is a North Cotswold Town offering a wide range of local amenities which include library, primary school, police station, a number of shopping and recreational facilities. There is a mainline station with regular services to London Paddington. It is 22 miles from Cheltenham, 27 miles from Oxford and 17 miles from Stratford-upon-Avon. DIRECTIONS Travelling into Moreton-in-Marsh from Stow-on-the-Wold take the second turning on the right signposted Jameson Court, continue straight on entering into Cotswold Gardens. 4 Cotswold Gardens will be located on the left hand side. 4 COTSWOLD GARDENS A semi-detached house with garage, off-road parking and garden. ON THE GROUND FLOOR Entrance Hall Sitting Room About 12'9' x 11'1' with electric fire. Dining Room About 10'6' x 11'1 with sliding patio door to garden. Kitchen About 10'6' x 7'2' having fitted wall and base units, fitted oven and hob with extractor hood over, under stairs storage cupboard and door to driveway. ON THE FIRST FLOOR Bedroom One About 11'4' x 8'2' Bedroom Two About 12' x 7'11' Bedroom Three About 8'9' x 6'3' Bathroom With bath having shower attachment, Mira shower, wash hand basin and WC. OUTSIDE Enclosed rear garden laid to lawn and patio with rotary washing line. Single garage with power, space for appliances, access from rear garden. Parking space for one car. RESTRICTIONS No smokers or DHSS. Children and pets by arrangement. SERVICES Mains water, electricity, gas and drainage are connected. Telephone subject to BT transfer regulations. COUNCIL TAX Band 'C' for the year 2013/2014: ?1316.25 payable to Cotswold District Council. RENT ?725 per calender month excludes gas, electricity, water, council tax and telephone charges. SECURITY DEPOSIT A security deposit of ?1088 is payable at the commencement of the Tenancy.
