" This is an excellent example of a 1960's property comprising three bedrooms, in most sought after Beeches Road. To the front of the property there is a lawned area and parking for two cars, with a garage to the side. The entrance door leads into the hall which has stairs to the first floor, an understairs cupboard and door to the sitting room. The sitting room has a window to the front, and tiled fireplace with coal effect gas fire in situ with a back boiler behind the chimney breast serving gas central heating and hot water. Double doors lead into the dining area which has an arch and step down to the sun room which has sliding doors to the garden, and further door to the kitchen. The kitchen has been extended and has a range of wood fronted eye and base units, stainless steel sink, space for gas cooker, plumbing for washing machine and slimline dishwasher, and space for refrigeration. Step down to the breakfast area which has a window to the rear and door which leads to the side passageway. Off the passageway is a cloakroom, store cupboard, and door to single garage with power and light. The covered passageway runs from the front to the back of the property and has a door to the garden. Upstairs on the landing access to the loft space via a pull down ladder. Bedroom one is a double with built in wardrobes, and window to the front giving views to Wistley Hill. Bedroom two also has a window to the rear and built in wardrobes. Bedroom three is a good sized single, also with built in wardrobes. The bathroom has a coloured suite comprising panelled bath with shower over, basin, and window to the rear. There is a separate W.C.. Outside to the rear is a larger than average garden and has a very attractive raised patio, further patio area, and lawned area with mature trees and shrubs making the garden very private. There is a shed at the end of the garden. Further benefits include double glazing throughout the property.
